Permanent Family Housing - Fort Jackson will make every effort to help you and your Family find suitable housing when you relocate to the Columbia area. The Assignments & Terminations Office, located in Room 2056 of the Strom Thurmond Building on Strom Thurmond Blvd, is ready to provide you with personal service and information. Open weekdays from 7:30 a.m. to 4:15 p.m., division employees can place you in on-post housing depending on availability, or help you locate suitable off-post housing with your income in mind. Call 751-7567 / 5331. When housing is transferred to the Partner, which is 1 August 2008, this information will be updated.

What’s Available - Fort Jackson has an inventory of 1,162 Family Housing units for its enlisted soldiers and officers. While all units are unfurnished, they do come equipped with central heating and air conditioning, refrigerators, and gas ranges. Many have dishwashers and new units completed in 1989 also have carports.

The plan  after 1 August 2008 is

Effective 1 Aug 08, Family Housing will transferred to Balfour Beatty Communities, who will be placing Families in their homes or placing them on the waiting list if housing is not available. Their office will be located at 5939 Thomas Court until completion of the Community Center, which will be located across from Brown Ave.

Before 1 Aug 08, the RCI (Residential Communities Initiative) Team along with the Housing Service Office are attempting to move Families from the underground homes to renovated homes to accommodate Phase 1 (one), which is scheduled to commence (Aug 08 - Dec 2009) in Pierce Terrace (PT 2, 6) and Howie Village.

During Phase 1 (one) of the Initial Development Period (IDP), Balfour Beatty Communities will demolish, construct, and renovate several homes in each area, and some residents may be required to relocate as we get further in our plan to accommodate new construction but our goal is to keep relocations to an absolute minimum. Keep in mind that this information is subject to change.

Incoming residents interested in living on-post will be directed to the Community Management Office where they will provide their PCS orders and meet with a Resident Specialist to complete an Application for Housing. During the meeting, the Resident Specialist solicits information from the resident such as size of family and housing requirements and collects copies of their orders.  Leave and Earning Statements, marriage certificates and copies of birth certificates may be required to validate information. Assignments for number of bedrooms will be based on the following information below:

The Resident Specialist will advise residents of the availability of the housing size that they qualify to occupy.   If there is more than one home available, they will be given a choice of locations.  Applicants will not be permitted to wait for a particular home or area when others are available, and will not be authorized to move from one area to another once housing is assigned, except for valid reasons such as a change in family composition.  Refusal to accept the available housing will result in the prospect’s name being moved to the bottom of the waiting list.

Residents must apply for housing within 30 days of arrival to receive an eligibility date of the “date departed last permanent duty station” or they will be placed on a waiting list effective the date of application. This is the date that determines the resident’s application date on the housing waiting list.

With customer service in mind, office hours are designed to accommodate the residents' needs for visiting the office.  Residents can place applications, check their status on the waiting list, receive move-in instructions, place service requests and discuss specific needs with the Management staff.  In the case of an emergency, personnel are available 24 hours a day/7days a week with an immediate response and resolution.  Balfour Beatty Communities is committed to long-term solutions to maintenance problems, not just cosmetic fixes and wants to foster pride of ownership in homes and community by effectively maintaining physical appearance, cleanliness and  state of repair for properties and surrounding landscapes.
